I am writing this letter to explain my unfortunate set of circumstances that have caused us to become delinquent on our mortgage. My husband/wife and I are/have divorced and the loss of income has been a traumatic for our household.  I have done everything in my power to make ends meet but unfortunately the monthly expenses are exceeding my income.  I am/will be falling behind on the mortgage.  I ask you today to consider working with us to modify our loan. Our number one goal is to keep our home and we would really appreciate the opportunity to do that.

With the loss of my spouse’s income I am unable to make the monthly payments.  I am employed and can make a reduced monthly payment. Without a modification, I will be forced to consider bankruptcy to prevent foreclosure. Rather than drag everyone through that, I first turn to you for consideration of a reasonable modification.

A loan modification would benefit you as the lender and me as the owner.  You would receive a consistent, on-time monthly payment on the house and would not have to deal with another potential foreclosure.  I will be able to keep myself and my children in the house we so love. We would greatly appreciate if you will work with me to lower our payment so we can keep our home.

We truly hope that you will consider working with us and we are anxious to get this delinquency resolved in a way beneficial to everyone.
